Close to Morrinsville is this 115 hectare dairy unit which has been completely transformed over the past seven years. The contour is mostly flat with a small portion of gentle rolling. The farm is almost a totally productive grassed unit.
An excellent 'Don Chapman' 36 aside dairyshed (seven years old) features double backing gates and most of the mod cons expected in a shed of this quality. The race system fans out from the dairy in three directions to 49 well fenced paddocks.
The owner has spent a large amount of capital to rejuvenate this property with the fencing now mostly 2-4 wire electric, very good all weather races to all areas and nearly the entire property having been turned over and cropped then planted in new species of permanent pastures. This regime consists of 12-14 hectares of maize grown on farm and 4-5 hectares of turnips as a summer crop. The drainage work associated with the cropping programme sees the pastures being vigorous, clean and weed free.
Currently around 350 cows are milked with calves off the property in November and production to 130,000 milk solids.
Handy to the dairyshed is a concrete feed pad with troughs and effluent able to be scraped into a holding pond. The effluent for the property consists of a concrete sump at the dairy from where it can be pumped to a travelling irrigator or to a large holding pond. The irrigator covers approximately 25 hectares with strategically placed hydrants and underground plumbing and short drag hoses. The water consists of a new bore in 2008 to 37 metres and pumped to a manacon then pressure fed through 32mm and 25mm lines around the farm with troughs in all paddocks. Variation 6 has been applied for (380 cows). The water system has an in-line dispenser for mineral dispersement.
The support buildings are all adjacent to the dairy including a large fully enclosed 4 bay half round barn with lean-to, a 5 bay gable shed which can be enclosed and a number of older storage sheds plus a large barn down the farm. There are three bunkers handy to the feed pad - one with a concrete floor and two with concrete walls.
Supplementary feed is maize grown on farm plus grass silage with approximately 100T of grass silage and 80-100T PKE purchased each season.
The soils are a mix of Kereone loam, silt and clay loam and some sandy areas.
There are four dwellings on the farm. The main home of three bedrooms with ensuite and double garage (currently rented) sits nicely elevated at the entrance to the farm. The second home of three bedrooms and double garage has a nice elevated position to view nearly all the farm. The third home has three bedrooms and is also rented with a fourth home of three bedrooms, just being placed onsite and being prepared for a farm worker to move in. The houses have all had a major upgrade in recent years.
This farm is an extremely well set up unit with excellent infrastructure and a great location close to Morrinsville and has the major bonus of now being included in the Tatua catchment area.
